San Jose Housing Market Update: What Buyers and Sellers Should Know This Summer

If you've attended one of my recent open houses or we've spoken about your real estate goals, you've probably asked some version of the same question:
"Is now a good time to buy or sell?"
The answer depends on your situation, but the data is giving us some valuable clues.
Looking at single-family homes with 3+ bedrooms across San Jose neighborhoods including Willow Glen, Almaden Valley, Evergreen, Berryessa, Cambrian, Blossom Valley, Santa Teresa, Campbell, Cupertino, and surrounding areas, buyer demand remains surprisingly strong despite higher mortgage rates.
The Big Picture
In Q2 '26, 1195 single-family homes with 3 or more bedrooms have sold across San Jose and nearby communities, compared with 742 homes sold during Q1 '26.
Some key numbers stand out:
Median sale price: $1.71M
Median days on market: 10 days
Average days on market: 19 days
Median home size: 1,729 square feet
What does this mean?
Despite economic uncertainty and interest rates that are higher than many buyers would prefer, quality homes continue to attract attention quickly.
Well-priced homes are often receiving strong interest within the first two weeks.
The market is active.
The market is competitive.
But it is also becoming increasingly selective.

Today's Buyers Are More Discerning
One trend I continue to see across San Jose is that buyers are willing to pay for homes that feel move-in ready.
Homes with:
Updated kitchens
Modern bathrooms
Fresh paint
Good staging
Functional floor plans
Dedicated office space
continue to generate the most activity.
Buyers have become less willing to pay premium prices for homes requiring significant updates, especially when turnkey alternatives are available.
This doesn't mean every seller needs a full remodel before listing.
However, presentation matters more today than it did a few years ago.
Three Listings That Tell an Important Story
The best way to understand today's market is to look at actual examples.
Case Study #1: Evergreen

This home entered the market at $2,698,000.
After a price adjustment to $2,495,000, it ultimately sold for $2,500,000 after 23 days on market.
The property was professionally photographed, well-maintained, but not staged.
The lesson?
A beautiful home can still lose momentum if buyers feel the initial pricing is ahead of where the market sees value.
Case Study #2: Willow Glen

New construction (2026)
4 Bedrooms
3.5 Bathrooms
3,012 sqft
7,000 sqft lot
Initially listed at $3,795,000.
Eventually repositioned to $3,595,000.
Sold at $3,595,000 after 43 days on market.
Even premium new construction isn't immune from pricing sensitivity.
The buyers for a $3M+ home are sophisticated and well-informed.
When pricing misses the mark, even exceptional properties can sit longer than expected.
Case Study #3: Berryessa



1111 Piedmont Road
4 Bedrooms
2.5 Bathrooms
2,150 sqft
8,900 sqft lot
Initially listed at $1,689,000.
Reduced to $1,589,000.
Ultimately sold for $1,490,000 after 30 days on market.
The property was not staged and received minimal preparation before going to market.
This is a great example of how presentation and pricing work together.
When buyers compare multiple homes online before scheduling showings, first impressions matter.
Why Pricing Strategy Matters More Than Ever
Many homeowners believe the goal is to start high and negotiate down.
In today's market, that approach often works against sellers.
The most successful listings are frequently the ones that:
Launch looking their best
Are professionally marketed
Generate strong early interest
Create urgency among buyers
When multiple buyers decide a home is attractive and reasonably priced, the market often determines value through competition.
That's one reason why we continue to see many well-positioned homes sell within days rather than weeks.
The first two weeks on the market remain the most important.

For buyers, the market is still competitive—but it's more rational than it was during the pandemic frenzy.
